Welcome to the Seagrass Inn, where we strive to create a relaxing and enjoyable atmosphere for all our guests in a busy beach town environment.
We provide five charming room styles for our guests to choose from. Please note that all guest rooms are designated as non-smoking areas, and we do not allow pets on the premises. Our hotel features a private, heated pool, discreetly shielded from passersby on the bustling main street. Additionally, we offer a generously sized BBQ area, complete with gas grills, microwave ovens, prep space, picnic tables and shaded spots for your enjoyment.

Check-in’s after 8:00 pm, please call the office for afterhours check-in information. Arrivals after 9:00 pm, without notification, are considered a no show/no refund.

Please note that none of our rooms are ADA compliant, and all rooms require a step up for entry. Access to second-floor rooms are via two exterior staircases. We do not have an elevator. Please consider these factors when making your reservation.

Minimum Age Requirement: Guests must be at least 25 years old.

Booking directly through our website or by telephone
When you book directly with us, you benefit from the flexibility to change your dates without facing penalties, although rates may vary.

  • A deposit equivalent to one night’s stay is required at the time of booking. All rooms are based on double occupancy, per night.
  • Additional guests are $35 per person over the age of 16 years old.
  • Holidays and Promotional offers* require full payment at the time of booking, are non-refundable and non-transferable.
  • We gladly accept VISA, MasterCard and Discover credit cards for payment. Upon check-in, a $150 authorization will be required on your credit card as a security deposit.
  • The credit card holder and guest name must match to check-in.
  • Cancellations are permitted up to 5 days before the scheduled arrival date, subject to a $50 cancellation fee. The remaining deposit will be refunded to the guest; however, fees are non-refundable. Cancellations made less than 5 days before arriveal forfeit the deposit.

 

Booking Channel Reservations (Expedia.com, Booking.com, Hotels.com etc.)

Reservations made through online platforms are managed by that specific platform until guests finalize the check-in process. The details of your chosen dates and accommodation are explicitly outlined on the reservation made through them. Any adjustments or modifications to the reservation cannot be made by us directly.

  • A deposit equivalent to one night’s stay is required at the time of booking. All rooms are based on double occupancy, per night. Additional guests are $35 per person over the age of 16 years old.
  • Holidays and Promotional offers* require full payment at the time of booking, are non-refundable and non-transferable.
  • We gladly accept VISA, MasterCard and Discover credit cards for payment. Upon check-in, a $150 authorization will be required on your credit card as a security deposit.
  • The credit card holder and guest name must match to check-in.
  • Cancellations are permitted up to 14 days before the scheduled arrival date, subject to a $75 cancellation fee. The remaining deposit will be refunded to the guest; however, fees are non-refundable. Cancellations made less than 14 days before arrive forfeit the deposit.

*Holidays and Promotional terms:
Designated holidays encompass Memorial Day, July 4th, Labor Day, and Columbus Day. Depending on the holiday’s placement on the calendar, both the days preceding and following the designated holiday will be subject to the holiday rate. All promotional offers and stays during holidays necessitate full payment for the entire reservation, and such payments are non-refundable and non-transferable.
Additionally, both the Maine State Lodging Tax and a Resort Fee stand at 9%.

Room Types:
We cannot exceed the number of guests per room type.

  • King Suites have 2 bedrooms for a maximum of 4 persons per room. The front Living room has a sleeper sofa. The rear bedroom has a King bed. Both rooms have their own TV’s. Located only on the first floor.
  • King rooms (1 King bed) have a maximum of 2 persons per room. Located on the first and second floor.
  • Queens with a single Queen size bed have a maximum of 2 persons. Located only on the second floor.
  • Double rooms with 2 Full size beds have a maximum of 4 persons per room. Located on the first floor
  • Double rooms with 2 Queen size beds have a maximum of 4 persons per room. Located on the second floor.

NOTE: We do not offer rollaway cots, air mattresses, porta cribs, or pack and plays.
We can not guarantee a particular room, only room type.
Upon arrival at check-in, you will be required to sign an agreement acknowledging any fees associated with damages or other incidents.
Quiet Hours: 10:00 pm – 8:00 am (22:00 – 08:00 hours)

Parking:

  • Each room includes one complimentary parking space for the registered guest. If occupants of the room do not require parking, the space will be reallocated by the hotel.
  • Extra parking spaces are charged at $25 per day and are subject to availability. If we are unable to accommodate extra parking, there are several public parking lots within walking distance of the hotel.
  • Vehicles must be moved upon check-out to accommodate incoming guests; failure to do so may result in additional charges.
  • Guest beach and pool use parking, before check-in and after check-out until 5:00 P.M. is an option offered during the online booking process.

100% SMOKE-FREE ENVIRONMENT:
To maintain a healthy and pleasant atmosphere, we strictly prohibit smoking tobacco, marijuana, illegal substances, e-cigarettes, vape pens, vaping, nicotine cartridges, hookahs, incense, cooking, cigars, candle burning, or the use of strong-scented oils or synthetic products in our guest rooms. Smoking outdoors near guest rooms is also prohibited, as it can impact the air conditioner air quality and affect neighboring guests.

  • A smoking fee of $250, at the owner’s discretion, may be applied to your reservation, as per the State of Maine No Smoking Policy.
  • Should you detect any cigarette, marijuana, or other unpleasant odors, please notify our Front Desk staff promptly.
  • Our intention is not to prohibit smoking entirely, but rather to regulate its location and minimize its impact on others. Designated smoking areas are available outside the buildings, away from guest accommodations. Smoking is permitted in the pool area; however, we ask that consideration of guests around you be considered.

NO COOKING IN OR OUTSIDE THE GUEST ROOMS: With the exception of the exterior barbecue units and microwave ovens provided by the Inn, cooking food in guest rooms using any cooking appliances is not permitted.

  • Please note that our guest rooms do not include microwave ovens. Public microwave ovens are provided in the BBQ area.
  • A minimum fee of $300.00 will be charged to the guest’s credit card for any unauthorized cooking activities in a room, including but not limited to the use of hot plates, toaster ovens, water heaters, rice cookers, or any other cooking equipment. Open fires, flames, personal cooking grills (charcoal or gas), and fireworks are strictly prohibited on hotel property. This policy is rigorously enforced by the Old Orchard Beach Fire Marshal. Guests found violating this policy will face fines and potential eviction without refunds.

NO PETS: We make every effort to accommodate guests with allergies and kindly request all guests to adhere to our pet-free policy.

  • Should a pet be discovered in your room during your reserved dates, you will be escorted off the property.
  • Your reservation will incur the full charge for your stay, along with a $300 “pet in room charge” per animal/per night found on the premises, billed to the credit card provided upon arrival.
  • Any evidence of unauthorized pets is found upon departure, a $300 fine per animal/per night will be charged to the same credit card.

Service Animals:

  • As experienced hotel owners for over a decade, we have found that guests with service animals readily provide their ADA Service Animal license and National Service Animal Registration documentation without prompting.
  • During your stay at the Seagrass Inn, service animals must always accompany the disabled guest and cannot be left unattended on the property, whether inside or outside the room.
  • Additionally, as of March 5, 2024 — In the state of Maine, emotional support animals do not qualify as service animals.

Pool Rules:

  • Our heated pool is open from 9:00 AM until sunset, weather permitting.
  • For safety reasons, glass items are strictly prohibited in the pool area.
  • Please note that there is no lifeguard on duty, and guests swim at their own risk. Children under the age of 15 must be accompanied by an adult while using the pool.

Digital Policy:

  • We provide high-speed wireless internet access (Wi-Fi) throughout the property, free of charge, for your convenience.
  • The public areas of our property are under video surveillance. All video recordings are the property of the Seagrass Inn and may be used for law enforcement purposes, marketing efforts, and to apply charges for pets and additional guests not declared at the time of arrival.
  • By providing your email address, you will be automatically enrolled in our email marketing program. You have the option to unsubscribe from our email list at any time.
