What sets the Seagrass Inn apart from other hotels in OOB? It’s our guests! You’re more than just our guest, you are a reflection of what we aspire to be! We continue to take your suggestions and feedback when setting our renovation goals.

We listened! Our guests don’t have to dine out! Our rear patio and BBQ area have been expanded to include microwaves and toasters so you’ll have access 24/7/7. We offer 2 high-end BBQ’s and a large griddle. We’ve added even more seating undercover! The heated pool is only steps away from the BBQ area so no matter your fancy, the ocean that is 75 yards away or a heated pool, we’ve got your covered!

Our property is intended to provide a fun and restful environment where all our guests can enjoy some time away from home in a pleasant beach environment. We request that our guests respect the interests of others at the property and conduct themselves in a responsible manner, sensitive to the fact that hotel accommodations are, by their nature, close living arrangements where your activities and behavior directly impact your neighbor’s ability to enjoy his or her vacation. We offer 8 rooms with ocean views. Stairs are required to access these rooms. All our guest rooms are non-smoking, and no pets are permitted on the property. Service Animals are welcome with supported documentation (please see our policies). We request that you comply with all our policies and applicable laws regarding the use of alcohol and controlled substances as well as our quiet hour times. Our Inn Policy/House Rules may change from time to time, so please check back often.

The Seagrass Inn does not have an elevator.  If stairs are a challenge, please request a room on the ground floor.

Booking your reservation directly on our site is always your best price. Life can get in the way while you’re making plans and we get that. In the event that you need to cancel or reschedule your trip, booking directly with us often offers a lower reservation deposit and a partial refund. We will ALWAYS do our best to work with you to reschedule your plans. Third party booking engines are very strict and our hands are tied!

Minimum Age: The minimum age to reserve a guest room at the Seagrass Inn is 25 years of age. We require valid contact information from the guest making the reservations including first and last name, address, phone number, email address, and signature.  The names of all guests occupying the room must be registered. Upon arrival, if you have not declared and been charged for additional guests, we reserve the right to charge your presented credit card for additional guest(s) stay, room damages and late departure fees.  Information regarding your license plate/car description is also gathered at check-in for security.

Minimum Weekend Stays:  We require a 2 night minimum stay on weekends and, depending what day a holiday falls on, a 3 night minimum stay is required.

Special Requests: We will make every effort to honor special requests such as a specific floor or room number, rooms located next to other rooms, etc. upon your arrival. All special requests are noted on reservations and we will do our best to accommodate. However, the ability to grant your request cannot be guaranteed in advance.

Parking: Each room is assigned 1 parking space at no charge to the registered guest. If the guest(s) in the room do not require a parking space, the parking space will be reassigned by the hotel. Based on availability, truck and large single vehicle parking is provided in the parking area next to the cottage and at the rear of the property. Additional parking is available based on the occupancy of the Inn. Each additional Parking Space is $25 per day, based on availability. If you’d like to leave your vehicle with us at the Inn, we are happy to accommodate you depending on availability @ $25 per vehicle. Vehicles must be moved at check-out. Additional charges may incur if the vehicle is not moved to allow for the next guest to arrive. Please call us regarding guest parking.

Occupancy: None of our rooms are ADA compliant. All rooms require a step up to enter. None of our bathrooms are handicap accessible. All second floor rooms are accessed by 2 exterior staircases. We do not have an elevator. Please book accordingly.

  • King Suites have 2 bedrooms for a maximum of 4 persons per room. The front Living room has a sleeper sofa. The rear bedroom has a King bed. Both rooms have their own TV’s. Located only on the first floor.
  • King rooms (1 King bed) have a maximum of 2 persons per room. Located on the first and second floor.
  • Queens with a single Queen size bed have a maximum of 2 persons. Located only on the second floor.
  • Double rooms with 2 Full size beds have a maximum of 4 persons per room. Located on the first floor
  • Double rooms with 2 Queen size beds have a maximum of 4 persons per room. Located on the second floor.

All rates are per room, per night, double occupancy, and are subject to Maine sales tax (currently 9%) and a resort fee. We do not offer, Rollaway Cots or Air Mattresses, Porta Cribs or Pack and Plays. Room capacities are set for the safety of all our guests. Cots and Air Mattresses brought by guests are not permitted in the room.

There is a nightly, per room charge of $35.00 per person plus tax for each additional guest that exceeds double occupancy. We do not offer a child rate. Additional persons not booked at the time of arrival will be charged at the owner’s discretion. (Please see the video surveillance clause under the Digital Policy header.)

Payment Policy: Reservation Guarantees must be paid with Visa, MasterCard or Discover. We do not accept American Express due to high transaction fees. Full payment is due upon check-in. Fees for the deposit are non-refundable.  Sometimes a reservation will be made for a guest using a credit card not assigned to the guest. For example, a parent is gifted a stay at the Seagrass Inn by a family member. We have accepted this payment in good faith that the reservation will be paid for. Regardless of the credit card ownership, the charge for the stay will be charged. Upon registration, the guest will be required to sign the acceptance of the charge and their personal credit card will be required to be put on hold.

Shoulder Season Reservation Policies (May 24-June 28, Sept 3-Oct 15, 2024)

All shoulder season reservations require a deposit of one night’s stay. Reservations made directly on our site must be cancelled 5 or more days before arrival during the shoulder seasons (Spring/Fall) and 7 or more days if booked through a third party reservation website. A $50 cancellation fee will be applied to all cancelled shoulder season reservations, with the balance of the deposit returned to the guest. Fees are non-refundable. We do not offer refunds for itinerary changes, bad weather or early departure.

High Season Reservation Policies (June 28- September  3 (Labor Day), 2024

Booking directly gives you the flexibility of changing your dates without penalty, although rates may be different. When booking directly with us, a reservation is guaranteed with a deposit of one night’s stay, due at the time of reservation. Cancellations can be made up to 5 days before arrival. A $50 cancellation fee will be applied, with the balance of the deposit returned to the guest. Fees are non-refundable. We do not offer refunds for itinerary changes, bad weather or early departure. If a cancellation is a part of a multi-night stay, then the entire reservation will be cancelled and no guarantee of availability for occupancy will be honored. .

**Guests booking through a third party such as Booking.com or Expedia during High Season: reservations are paid in full at the time of the reservation plus a resort fee. If a cancellation is necessary, the entire reservation is non-refundable. Changes and cancellations must be made through the third party only.

Government closure: If the US border is closed, or the hotel is closed due to Maine’s Governor’s actions, reservations during that time will be issued a hotel gift certificate in the amount collected for the reservation. The dollar amount of the gift certificate can be redeemed, based on availability, for a later date in the season or until the next season end date. If the gift certificate is redeemed for stays during a holiday, cancellation policies apply.

Designated Holiday terms:

Designated Holidays are Memorial Day, July 4th, Labor Day, and Columbus Day. Depending on where the holiday falls on the calendar, days before and after the designated holiday will be included in the holiday rate. Promotional offers and holiday stays require payment in full for the entire reservation and are non-refundable and non-transferable.

Travel Agents, Online Bookings (Expedia, Booking, etc.)

Reservations made through third parties, including online systems, DO NOT BELONG TO THE SEAGRASS INN, until your check-in at the Inn. When making reservations through third party’s terms and conditions, and deposits are determined by the third party. Any changes to your third party reservation must be made directly through them. 

Maine State Lodging Tax and a Resort Fee are each 9%


We strive to provide our guests with an exceptionally clean, safe, and friendly Seagrass Inn experience. The following Hotel Policy/House Rules have been established based on industry standards, management and operational procedures, and our personal experience of owning and operating hotels since 2007. The Inn Policy/House Rules are considered a part of our reservation agreement with you. As our guest at the Inn, by reading and signing your Inn registration you are agreeing to abide by all of our Inn Policy/House Rules, terms and conditions, and procedures. These Inn Policy/House Rules are presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between the Seagrass Inn and the guest. Our Inn Policy/House Rules may change from time to time, so please check back often.

100% SMOKE-FREE:  For safety and to assure that our facility is not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, drapery, walls, and furniture we do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cooking, cigars, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products in our guest rooms.

Smoking outside of guest rooms is no longer permitted. The air conditioners draw in the smoke/odor and create the same problems as if smoking originates from inside the guest room. At the owner’s discretion, a $100 smoking fee will be charged to the guest’s reservation, up to $250 per the State lof Maine No Smoking Policy.

Guests are encouraged to notify Front Desk staff immediately if they smell cigarette, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. Guests will be asked to smoke in the designated smoking area. There is no smoking permitted at the pool. Designated Smoking Areas provided outside and away from the buildings.

CANDLE, INCENSE, ESSENTIAL OILS:  Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited.  These items and activities will be treated as smoking, a fine accessed, and the guest may be evicted with no refunds.

NO-COOKING, COOKING APPLIANCES, COMBUSTIBLES, OR FIREWORKS:  The safety of our guests, staff, and this facility is extremely important to us.  Except for the exterior barbecue units that the Inn provides, preparation of food in guest rooms by any type of cooking appliances is prohibited.  Our guest rooms DO NOT have microwave ovens in them. A minimum fee of $300.00 will be charged to the guest’s credit card for cooking in a room, including, but not limited to hot plates, toaster ovens, water heaters, rice cookers, combustible, open flame, barbecue grill, burners, heating appliance, or any other item intended for cooking.  Open fires, flames or personal cooking grills, either charcoal or gas, and fireworks are not allowed anywhere on hotel property. The Old Orchard Beach Fire Marshall is strictly enforcing this policy. Guests not adhering to this policy will be treated as a violation of this policy and a fine accessed. The guest may be evicted with no refunds.

PETS: We love pets as much as you do but we do not allow pets. If a pet(s) is found in the room during your reservation dates, you will be escorted off the property. Your reservation will be charged in full for your stay, additionally a $300 (per animal) “pet in room charge” for each animal on the premises will be charged on the credit card you presented upon arrival. If upon departure there is any evidence of an unauthorized pet(s) has stayed in the room, a $300 fine will be charged (per animal) on the credit card you presented upon arrival. We do our very best to accommodate guests with these allergies and hope that all guests will respect our pet free policy.

Proof of Assistance: A person with a disability who wants to take a service dog into public venues must get a signed affidavit from his/her physician, and the service dog must be trained by an organization approved by Assistance Dogs International and pass public behavioral tests. In Canada and the U.S., an owner-trained dog could go to an organization affiliated with ADI to pass the tests. In addition, Service animals are always to be with the disabled guest. The animal cannot be left unattended on the property (inside or outside the room) at any time. We reserve the right to request and verify all

HOUSEKEEPING:  Prior to your arrival, your room will undergo comprehensive cleaning:

  • High-touch areas, like TV remotes and door handles
  • Floors, will be cleaned with high grade hospital grade sanitizer and vacuumed between guests
  • Beds will be made up and towels will be placed on your bathroom shelf.

Housekeeping will be provided on the 4th day for stays over 3 nights. During shorter stays, we offer a daily touch up of your room for a nominal fee. Please check with the Front Deck for rates and availability. Otherwise, we will not make up your room. Please come to the office or ask a housekeeper to exchange your towels for fresh towels. Please place your trash cans outside your room by noon each day and we’ll remove your trash and provide you with a clean trash can.

POOL RULES: The pool is heated and open from 9:00 AM to sunset. No GLASS IS PERMITTED at the pool. There is NO LIFEGUARD on duty. Guests use the pool at their own risk. Children under the age of 15 MUST be accompanied by an Adult when using the pool. Smoking/vaping areas are available outside of the pool area.

DIGITAL POLICY: Wireless Internet Access (Wi-Fi) – High Speed Internet is available throughout the property.

The public areas of the property are under video surveillance. All video recordings belong to the Seagrass Inn and can be used for law enforcement, marketing and applying charges for additional guests undeclared at the time of arrival. We will add your email address to our email marketing program, you can opt-out of our list at any time.

FEES:  We do our very best to keep our rates affordable and offer an exceptional value to our guests. We reserve the right to charge a resort fee based on length of stay to ensure that all guests are treated fairly for time spent at our property.

Additional charges to the guest’s account are at the discretion of the owners amounting to $50-$300 for the following:

  • Staying past the check-out time of 10:00 a.m.
  • Key not returned fee
  • Excessive clean-up of your room is necessary
  • Smoking of any substance occurs in your accommodation
  • Cooking debris (See the Policy regarding Cooking etc.)
  • Unauthorized Pets in the room or on the property

FURNITURE OR BEDDING REPLACEMENT– Destruction or damage to any furniture or linens will result in a charge to your credit card based on the replacement expense.
